Hi, I am also late to the game on the flood zone thing. But my overall observation on living near streams, rivers and creeks is, I would err on the side of caution. Lots HUGE floods happening recently, lots of people surprised by the level flood waters have reached. Lots of "I have never seen the water this high in my life and I have lived here 30 years". Just saying.

thank for your word of caution but like I said if it flood it will be the end of the life that we know because last time this creek flood over its natural flood plain was at the last Ice age probably 10 000 years ago and it was probably when that creek was created... just saying

Context:
The house is closer to the creek then the barn will be.... the creek is 1ft wide and dry most of the year... it has a flood plan of 70ft wide tapering out to 155ft with a 15ft elevation differences between the flood plain to the plateau above and has a very small watershed. The creek begins 3600 ft from the barn location before that it is a man made ditch ... the barn will be 330ft away from the creek and my land is also at the high point within the surrounding area... like I said I have no worry and there is no worry to have and if it floods ill jump in my boat and drift down all the way to Hutson bay with the current.

Yeah I get it, its all good. Not entirely your fault, I am grumpy today and since I have explained the absurdity of my baby creek flood boundary multiple time on this thread I am frustrated explaining it... I have checked this so call ''flood zone'' boundary myself (with computer software and field survey) and the distance is further on the North then the South from the creek despite the North being higher in elevation (I am building on the North side).... there are real flood plain that are not within these flood zone boundaries in the maps provided by the city so common sense tells me that the legitimacy of these are less then accurate. Like I said, around my area there are many major rivers and if my creek flood above its natural flood plains every city up my area will be under water, since every city are next to rivers. The Trans Canada highway and the rail road will be wash out and the whole population will be stranded or dead and I am not even exaggerating. It would truly be a Noa Ark scenario.

and I would like to add I don't really have any other suitable location to built it... the other places are more in the flood boundary or in a real flood zone that are not capture in the flood boundary.

I can relate and understand were you are coming from. Several years ago before we got married my girl freind got a notice from her bank (credit union) that her house was in a flood plain and if she didn't procure flood insurance they and add it too her mortgage. Very similar situation with the house being a 100 ft from the "stream" which went through a 12" culvert before continuing on. A simple transit reading confirmed that for the water to reach her houses basement the road would have to be acting as a dam with up to 3 ft deep water flowing over a 200 foot width of road before touching the house. Letters and pictures would not suffice, but a $5000 dollar report from an engineer would.
I would have liked to take that credit union manager out back and whooped on his carcass for a few minutes.
She didn't have the $5000 so guess who covered it till the house got sold and then we were married so that was it.

Not so… here they simply non-renew. The list is long of those I know with sleepless nights scrambling for coverage once dropped…

I’m just about to the point to be self insured for fire

Over 40 claim free years across my entire portfolio and now my most recent renewal rate that was 2250 is now 6500 and I’m suppose to be happy it renewed…

I’m old enough to remember when folks dropped policies once the mortgage was retired…

There is a small ''town'' of 500 ish people at 1.9miles away, the only commodity is a gas station and a corner store... My property is under that town jurisdiction.

Then 12 miles to the opposite direction there is a town with 5000 people.

at 143 miles away there is a city with a population of 44000...

There are two ''bigger'' city at 370 miles away in each opposite direction of my location one with a population of 133000 the other of 192000

yes on highway 11 in central Ontario.... in central Ontario the great lake watershed only goes out 50 miles north then it expand as it goes east and west.

Look at Western NC and the lasting lingering aftermath of flying without insurance gets one when a disaster like Helene strikes.

Also bear in mind that Trump is restricting FEMA response.

No doubt a tough spot…

If premium were to again triple next year I would be at 20k from 6500 onna 1950’s 2100 square foot home…

At some point it becomes untenable…

Back when the 89 Earthquake and 81 Firestorm hit those without coverage still pulled through… FEMA

Just like when Silicon Valley Bank failed all depositors were made whole well beyond FDIC limits…

At some point it would seem we have to go on with it without the ability to purchase/afford Fire Insurance…
