Yup, I tried that approach a long time ago, and finally realized you have to build in some wiggle room. It appears to be human nature for buyers to want to get some reduction in asking price, even when it is a great deal at full asking price. I,m programmed that way myself.When you give your lowest bid or price on something...and people want to haggle over it.
