Lets not have this thread sidetrack into politics please. No one's going to change their minds based on a few posts here.
I don't think there has been any discussion of politics. Just lumber pricing, and the reasoning behind it.

Actually, the purple box is like a 1.5 acre unaffiliated parcel owned by someone in Philly. The entire back "L" is the 3.5 acres;
So I understand, everything in white is the "L" is the 3.5 acres?

I might have missed it, but would that mean one access road accesses two different properties?

So, I drew a picture, cause I'm not good with words. Parent parcel was divided into A, B, C, D, and E. All parcels, plus the large forestry track behind have access across Parcel-D. Parcel-A has the home, and Parcel-B was included in original sale ad. Parcel-C is owned by an absentee owner in Philly. Parcel D and E are owned by same person, who lives on E, and runs a small grape and cattle operation.

So if I could get A+B, there would still be two easments, one going to the large forestry tract, and one to the small cattle operation. The cattle operation has better access across is own Parcel, but easement remains, so, it's unused, but legally still there. Parcel B has access across A, as well as the large forestry track. The ones along the property lines aren't ideal; but frankly, not a huge concern. The one right down the Center of Parcel A, going to B, however would be a major concern.

I think I messed sketch up, forestry track only has access along the eastern propety line. Only B has the one right down center of A.

I Really think the intent was to originally divide A into 2-5 acre pieces, and have a easement between them going to Parcel-B; but that's not how it was divided.

Also, don't know about years ago; but my understanding Now, an access easement is limited to 2 properties, for more than 2, it's suppost to be a dedicated, plated road. Maybe that's not 100% correct, maybe it's 3, but now this county would probably handle the split differently.

Are the parcels that have been divided noted on that county's GIS map?3

From my county. My property in blue, red square current house, red star possible build site for new home home. Orange line represents rough 2 new parcels, and the blue line going around the house would be incorporated into all the land on the left hand sides.

I'm the first to admit I'm an idiot. Even for work, I tend to use pics and make notes on the pics to email them out. With the county GIS property lines, all the work is done for you per each parcel.

Yes, all of those parcels are shown on property appraiser, as are the recorded access easement (in this specific case).

I choose not to upload those screen shoots;
1: cause this is a small world, and there are probably 10-12 members of this forum within a 50 miles radius, and I wouldnt want them bidding against me
2: although this seller might have annoyed me, I donr want to post anything showing his info, parcel numbers or address.

I dont know if others on here have had similar experiences; but this is a Dang small world. As much as I type on here; I do try to avoid certain things.

Wise man. I try to do the same.

Looking at your sketch I would offer to buy both tracts or none. The road on the easterly part wouldn't bother me; the road past my house would.
