I hate picking out lumber. Invariably I focus on one thing or another and end up with stud with a wow one way and a bow the next on at least a few. That's their formula for getting me to buy extra. Darn Home Depot Enchanted forest anyways.... ;)

Yep. The special order trusses are not returnable. Everything else is, if not used. I won't ask 'em to come and pick 'em up, though... :)
Presumably the special order trusses don't have any issue with board, knots, straightness, anything.

I decided to buy a portable sawmill and make my own lumber. Bought a Woodmaster planner and started making log siding and tounge and groove for the cabin. Not counting the cost of the tools I can make lumber for a bit less than local lumber yard or big box store. I don't have a klin so you gotta have time for it to air dry. Gave me an excuse to cut some more cedar and pines down on our land. Put the tractor to work a bit with the grapple but sure is fun way to pass some weekends.

My theory is that the lumber warps on the way home. No way I would pick out some of the boards that end up at home. :cool:

I'm needing to replace the deck flooring pretty soon. Original treated 5/4 planks lasted 20 years or so until it finally got too rough, mostly due to power washing. Replaced it 8 or 10 years ago and it's a real mess now. Real poor base wood quality seems like. Coated it with Sherwin Williams best stuff a couple years ago, sort of like a plastic coating, big mistake. Stuff started peeling and just looks awful, power washer would probably make a huge mess. Doesn't seem to be any decent treated lumber these days. Kind of at a loss for something to put down. And it's all expensive in 14' lengths.

I just started buying all of my 2x4 lumber from my local family owned hardware. Premium studs, very straight and dry… $4.5 each, and a mile away… the big stores are 30 miles one way. I’d need to search through a half pallet at Menards to find lumber this nice.

About 20 years ago I went to a "going out of business sale" at a lumber yard. I bought all the 1" pine they had at a really good price. They were anywhere from 3" to 12" wide. A few of the 12" boards were cracked with only about 10 ft. usable, so I asked for the 10 ft. price on them. I didn't realize I was talking to the owner at the time. He says, "I don't care, it's about 1/2 what I paid for them. I felt so bad, the guy was obviously sad that his business had gone bankrupt and had to deal with the sale.

If I were in your place, I'd look into the composite planks. Lots of colors, last (almost) forever and look great. Even more $ though...

Are we talking about house deck (porch/patio/etc) or trailer deck?
I'd look into composite for a house deck as well, but I doubt it's right for a trailer deck.

I either used Trex or Timber Tech on two porches over 25 years ago. Best decision, just as good as when installed. I am sure treated would have been past its prime. Cost more initially but well worth it.

If you can't read that inset, it says $264.00 on 3/29/20 which was just before the increase started. We're almost back to that level, but that was down from the previous year.

The high peak was around $1,600

I noticed prices on some I-joists (online) have dropped quite a bit on Menard's website.

Still need a lot of lumber to build a house. Regardless of foundation. And even using icf's.....concrete has gotten a lot more expensive too

Yeah, it still takes some lumber to build an ICF house, and concrete sure has gone up. Not to mention the ICFs themselves.

But, we just survived a 100-year snowfall and cold snap. 8 days without power. Lots of damage from 50-100 fallen trees.

Our ICF house was entirely heated the whole time with a 34K BTU woodstove. Our HO insurance is less than 1/4 the price paid by any of our neighbors. The warmest it got inside last summer was 78F in one of the heat waves. Without any A/C system.

If I did it all over, I would also have a concrete roof.

Ya'll think the current price of lumber is here to stay unless there's a huge stoppage on building things? I'm in the process of pricing out having a garage built. My body is getting to old to be under a car in the snow.

Mike, what matters more is affodability. Price could be up (inflation) as well as one's income (inflation) OR price could be down (deflation) as well as one's income (deflation). Price is relative. Look around and see if there's a building boom going on around you: you could check your county's active building permits. If there is then the prices are going to be higher and then likely settle down as the building activity diminishes. Also keep in mind that if you are older (as am I) time starts becoming more important: I recently did a huge car restoration project because I couldn't wait around for the car I wanted to pop up (used car, of course); after 7 months I've only seen one car that was similar and it wasn't a color I would want (work to change would be too much; and the overall condition wasn't as good).
