MFW, it has taken me 48 years to remodel my home. :confused3::D

Ron,

DON'T tell me that!!!!

Honestly, I bought Mossflower1 10 years ago and I've tried to remodel it 3 times and failed.

I need the next one to go better!!!

Ron, I LOVE the stone/metal duck!!!!!

Hey everyone! Hope all is well.

The buyers for my rental that I am also selling are trying to back out at the last minute, and I've already sold my home and committed to buy Mossflower2!!! I'm in a bit of a panick, but I know it will sell. I've updated it to say we are taking backup offers if you know anyone who needs a big beautiful home in Fredericksburg, VA please send them to find mine!

4404 Grayson LN, Fredericksburg, VA 22408

My plan is to force them to honor their contract, but a backup offer would allow me to let them slither away (Yes I'm not happy).

Otherwise, all is good. My daughter is here this weekend, which is always great. I'm gonna start seriously packing etc starting tomorrow.

Still looking for a Heavy Duty trailer.

Be well all of you!
David

77F and partly cloudy @ 12:00, "feels like" 78F. High predicted to be 84F with a 20% chance of rain.

Had a short downpour around midnight last night, plenty enough to wet the grass seed around the catch basin so I won't have to water it today.

For some reason I decided to check weather just before that and noticed that radar showed showers just to south of us ... so I headed out the door to flip up the tractor seat which I had forgotten to do earlier and collect the cordless drill and batteries. Glad I looked at the radar ...

Think we got enough rain in the overnight that any areas of loose soil might now be too wet to work, but will have to check. Might be a good time for some weed pulling though.

No specific plans at the moment, will see what develops.

Hope everyone has an enjoyable, productive, and safe day ...

Drew,

Glad to hear you are enjoying the walks and getting some exercise ...

RS, you are the hosta man. Hope the deer or critters leave them alone long enough for them to get established.

Me too. Probably need to spray them again after the rain last night ... also probably trim back some of the foliage ... or what's left of it ...

I had a lot of shady spots at the farm, particularly along the woods side of the driveway and hosta did very well there.

Yeah ... they do seem to love the shade. I have another variety which are all solid light green (not variegated) I'm supposed to pick up from a friend who needs them removed from around their propane tank ... might do that next weekend when it's little cooler. Also going to see if we can pick up some other varieties/colors during the end of the season closeout sales.

Please give us a picture of the auger rack, I want to see all that gleaming finish!

LOL ... will do ...

70°F and .10 inches rain.

Plan is to take that freshly painted lumber, cut it into smaller pieces then assemble into something functional. May even involve the tractor.

Prayers for all
Be safe
Have a great day

This is a decoration that has been on Garden Pond for years.

Nice ... I like it ...

RS, your visitor may be the one tasting the Hosta's.

Entirely possible ... although I have never observed whistle pigs grazing on them.

Glad yesterday turned out better than you were hoping for ...

88F few clouds here and there but the weatherman saying t storm on the way around 6:30pm...fingers cross.

While check game cams this morning Doe step from the thick wooded area about 60' than all of sudden 3 blur's went scooting by,3 fawns in which we've yet to see this year and they we're chasing one another around in field  things you see when you don't have camera. :(

I got lucky able to purchase 10 6"x6"x10' PT but the price made me suck little extra air  so tomorrow project begins.

Not much plan for this evening just setting on the deck waiting for the stars with smooth cigar.

Enjoy your evening all.

Not making a lot of progress. I find it really distracting when misting just enough to mess up my glasses.
