Twelve or fifteen years ago, who knows anymore...... I had a tree come down on a funky substandard shed that had seen better days, but was functional. I had REPLACEMEMT insurance on it as well as other outbuildings and contents. A huge oak schoolmarm split and came down on the shed. The roof partially resting on an old but nice L260 Kubota with a FEL. Tons of stuff in the shed, tools, mowers, supplies, up the wazoo and firewood and everything under the sun.

I called my insurance agent and because of experience in logging and residential tree work, I told him I needed a crane, specifically a tandem drive Pete with a crane and outriggers. He said baloney. I said, fine Dude. You can replace my tractor instead. He did an about face quicker than you can imagine. I brought in an arborist crew of four guys and the crane truck. They picked up the tab. If you aren't confident on stabilizing the shed, get a hold of a local arborist crew or some framing carpenters. It will be money well spent.

Yes, the outbuildings/barn/pump-feed house are insured for replacement cost. The tractor is insured under personal property. State Farm took a ton of photos before they decided to insure everything.

A claim has been started and I talk to a fella Monday and he said somebody else would contact me. I got a phone message today at 6:15am (!) from SF in Texas. She said to call...I did...left a message and she has not called back. Just a waiting game I suppose.

IF, and that's a big IF, somebody were to try to remove the tractor and either got hurt or caused more damage to the tractor, building, or driveway, wouldn't I be liable and then the insurance claim would be rejected?

Call me Extra Cautious, but people are so eager to sue nowdays.

None of my neighbors even have a lawnmower.

There is no local fire department (just a volunteer one) nor a lumber yard closer than 60 miles, nor a gravel pit not owned by ADOT, no local carpenter, and I don't go to church. There is NO mail delivery, and UPS will NOT drive on the road, ever. This area is off grid except for 9 homes on my road (can't figure out why, but that's great) that have APS electicity.

The suggestions from you all have given me some insight on how to converse with an insurance rep. Getting equipment and a crew to remove the tractor, demolish the carport, haul off debris, build a new one, and repair damage to the driveway, etc. is all part of the claim. I've had insurance for 30+ years and never filed a claim.

I am concerned that the rep will be a city-slicker with no knowledge of tractors...since there are so few here.

Sounds like a good time to meet the 9 more friends on your road. Someone will be willing to help out. You need to have a little faith in mankind. Not everyone wants to sue you and people will generally help when someone is is dire straits. Anyone here would be willing to help.

As far as the roof falling on your tractor, just use common sense when raising the beam and backing the tractor out. It doesn't look that difficult. The insurance man may or may not settle on an amount and will leave to to figure it out yourself anyway. They won't do more than that.

I looked at a map of Ash Forks and at 400 pop. seems large enough to have a handy-man available.

Just curious on the missing beam on the right center that you mentioned was broke off at ground level, how did that happen. Was it missing and you figured you didn't anyway, then it snowed and put extra strain on the roof?

I paid $18500 in 1996 for the MF new. Red has less than 500 hours. No dents or dings, just some missing paint from the AZ sun despite being WAXED almost every year of its life :D I don't have a clue to its value now.

You should see my '93 GMC 3/4 ton 4x4 6.5 turbo diesel. Bought it in '94 and its like new. Love that truck ;)

It was standing straight before the snow storm. The wind was pretty strong and was blizzard-like conditions. I can see I-40 from my place and it was shut down for a day and a half both ways. A big mess everywhere!

Before I moved in and still in Idaho, my realtor hired a "handyman" for me to install a pump and pressure tank. No problem, right? Well, a few years later I was checking on the pressure guage and the outlet pipe exploded off into my face and water gushed out flooding the shed. The "handyman" had used gray electrical conduit(!!!!!!!!!!) instead of pvc!!!!! He didn't want to go to the store to get the right fittings so he used what he had. Jerk. It was a mess that I fixed properly :)

That was the second and last time I used a local guy. I can relate another horrible job from a "recommended" licensed contractor from Prescott that did some wiring to the kitchen for a stove....grrrrrrrrrrrrrrrrrrr.

I have faith in people to a certain degree. But since I'm a senior female, there is always the chance of getting screwed. It can suck.

Good that you were insured and sounds like they will look after you rather than shaft you. Happens too often.

So now, we can all stop worrying from afar.

When it was all said and done, my marginal shed that I had replacement value on was a little painful but swell ending deal for me.

After the crane and crew removed the tree from the old building, we propped it up enough to get the tractor out.

I then did site clean up and salvage, including dump run for the old metal roofing. I cut all the wood up and used it in the stove or building other stuff.
Then I hired a local with a small mini excavator to level the site for building a pole building. We put in the posts, brought in one inch minus for the floor and then built the new shed. This is an old photo but they gave me a fair settlement to replace the hood on a JD LX178, replace some metal gas cans in addition to the crane, crew, and materials for new building.

I lucked out.

Thanks for the compliment on my GMC , two-bit! I get lots of comments on it...I think because the guys are surprised a little old lady has kept it up all these years. The interior is absolutely like new. No kids, no dogs, no food or drink spills. I'm the only one who's ever driven it, Oops, I lied...my ex drove me home from the dentist once ;)

hslogger - how does the insurance process work? Did you hire first then insurance repaid you? How did they come up with a value and what was included?

That's the value of a husband. Keep that from happening and be able to fix most things. I do most of the handyman stuff myself because I don't trust anyone else and don't trust my wife hiring a qualified person. Any home warranty work that is done by a contractor I check on during the process.

...but you do have a point. Trust no one, or rather maybe "trust, but verify"
Jacking the roof off the tractors ROPS should be done very slowly, monitoring all ends, to insure you're not pulling the beams off the other end.

Suspending and hoisting the center beam from above would be the answer, but if you don't have the resources to arrange for a crane/boom/hoist, well ......
