Since you don't give out your address how would they know you are near them?

How many people read the fine print within the user agreements that accompanies any and all cell phone apps? or any software for that matter...??

most real estate contracts require the buyer to put up an escrow sum...if the original buyer backs out of the deal on their own accord they lose the escrow...

If there is a lender involved they will demand an escrow account...if it's a cash offer with a legal contract and the buyer backs out they can be sued for breach of contract..it's cut and dried...
