Its not the neighbors vehicle as far as I know. He was in his personal vehicle Sunday and his work van yesterday.
The rodent idea warrants checking although almost all of it is thru metal conduit.
Most times I have to be within 20 feet or so to get the remotes to activate the opener. It is in a all metal building and that affects the range somewhat. It does a better job when trying to close the door. Also closest house is about 300 feet away.
This opener uses the "Rolling Codes" or Intellicode system. No dip switches. All the remotes are in a different county. I will look in the instruction book and clear everything and re-bind the remotes.
As far as I know, I am the only radio operator on my street. I am second house from the end of it so not a lot of traffic.
When I get home I think I will try plugging in the opener while I am at home and may taking the battery out of the wireless keypad and unplugging the wired control and see what happens.
