where is the least expensive land in the USA?

I'm curious mostly. I have a house in Atlanta which has almost no appreciation in three years, and a house in south Florida which has appreciated almost 70% in twelve months. I'm thinking of selling the place in Atlanta, living here for a while longer, and then cashing out and buying a place on 10-15 acres somewhere else. Problem is, where? Where could I find 10-15 acres with a house, within a reasonable distance to a large city (30 miles?), for about $150k? Thanks.

How much house are you looking for? There is still a lot of relatively cheap land around Houston, you just have to watch out and avoid buying on a flood plain. Then again, some people built their houses where it floods on purpose so they could collect insurance money every two or three years.

Avoid the coastal states and much of the Southwest and you will find more affordable real estate. 150K won't get you a tiny lot with a old mobile home in California. Reno and Las Vegas are through the roof as well. Much of Texas and almost all of the midwest have been pretty flat on appreciation.

If a small 2 or 3 bewdroom 40ish year old ranch house (in good condition, but nothing fancy) is ok, then you will have no problem finding what you want in Western PA to North Central PA.

You will also find 10 months of gray overcast skies and high heating bills.

Your parameters would result in possibilities just about anywhere in Michigan except Detroit in that case choices would be pretty thin.

You've left some very gray requirements - how large is a 'large city' and what condition/amenities on the house? As RoGuE said - most semi-rural usable land sold around here in 5-10 acre plots or greater will run anywhere from $1K to $5K an acre. From what I've seen recently, the house could add anywhere from $40K for an old farmhouse that is sound but needs just about all systems updated - to the sky's the limit. So it's theoretically possible to get a usuable but not fancy house and 10 acres for under $100K within a 45 minute - 1 hour commute of downtown Pittsburgh. Even easier to find such a place withing 20-30 min. of one of the outlying growing suburban industrial park enclaves - where a lot of businesses are locating. It's also possible to find a $1M tag on 5 acres and a McMansion the same distance out.

well here in central md you can get a 1br condo for about 150k.
you can get a small farmette for 3 million
but i did just see 200 acres with 2 houses and out buildings for only 1.8million. within 30 mins for baltimore and dc.

wv is cheap. afriend bout 3000 acres for 100 grand. not sure if it had a house. but it was cheap. about and 2 hours from dc or baltimore.

i hear alaska is cheap. and if you red. the house in your wifes name the state will pay her about 38k a year to stay!
