I've got a 35 year old shake roof the critters are having a field day with... crows and raccoons... I was able to stop the coons but not the crows.

At one time shake roofs were the only option... that changed in 1992 after 3,000 homes were lost in the Oakland firestorm.

One of the approved options is Certainteed Presidential shingles.

So far and prices for removal, sheathing and install are very consistent around $550 per square or about 25k for my 1725 square feet home plus garages.... price does not include any dry rot repair which would be extra.

In the past I have done all my roof jobs from tear off to shingles... mostly working alone... never had to do sheathing as this is my one and only shake roof...

Four years ago I was pricing and found about $400 a square typical... hard to imagine prices have gone up by about a 1/3 in just 4 years.

The shingles run about $140 per square before tax...

The 25k cost to re-roof is exactly what the home cost in 1958!

I take no metal options?

My MIL went from shingle to metal and except for the occasional autumn cascade of nuts it's great.

No metal... there is a tile option but too heavy for my framing.

My 1958 California home has 2x4 rafters which worked fine for shake.

I'm completely blown away at the cost of roofing there!!!! That's a two day job max, and if you round it up to 20 squares, that's still under $3,000 in shingles. Add another grand for flashing and decking, plus a grand for whatevers, and that's still only $5,000 in materials, max. $22,000 in labor is hard to comprehend for two days work, even with a crew of five guys at $500 a day, that's still a massive profit by the roofing company. What am I missing?

The material is figured at 45 squares.... rounded up with waste because of Hip roof waste.

The shop is 22 x 30 plus the attached 2 car garage.

Roughly about 7k for shingles plus 2k for OSB/fasteners, plus 1k for felt... I asked for double coverage 30 lb felt

So maybe about 10k for material at my price... which is more than the roofer pays as a Certainteed Distributor.

Well if you figure 10K for materials that price is about inline for what I'm paying here - I'm getting 20 squares done, half reroof, half new construction, for about 10 grand.

Welcome to the $15/hr minimum wage. A rising tide lifts all boats. But if your standing in the mud you drown.

I need a boat.

Never heard it put that way... can I use that?

Going over my expenses for the last few years there has been a dramatic increase over the last 4... anywhere from 20 to 35% in material/labor... of course the cost of Real Estate here is up anywhere from 50 to 100%.

It would be easier to deal with if my income was up instead of flat the last 6 years.

Rent Control and the moratorium on all rent increases flies in the face of reality of rising costs.

I contacted a buddy of mine there in the trades and he recommends Roy Brauns roofing 510 773 3945. He said he has the best rates, that he's insured, licensed and bonded.

The roofer I use here said that he's at $350 a square when having to do decking and those shingles. I've never paid anywhere near that much. My parents where at $230 a square for their new house, but I did all the decking when I framed it.

Thanks Eddie... will give them a call Monday.

Big difference between $350 and $550 which would bring the cost down to a reasonable 16k.

That's here in East Texas. He also does jobs in the Dallas area, but right now he is swamped with tornado repairs.
