My continuing Saga:

Around the first of the year I posted that I was down sizing, selling off the shop and tractor. Dragon Eggs and Shield Arc will get a kick out of this post as they helped me sell off by buying some stuff being they were close by. Wife convinced me that the 21 AC and 3000 SF house were too much for two old folks to maintain any more. She was set on buying a small house, no average, small yard, no fixers,house under 10 years old, and no need to have a shop and lots of tools/equipment. WELL, guess what:
1. House and Ac sold, sold off most the shop, tractor never sold for my target price or even close offer.
2. Moved into an apartment while looking in this sellers market for new housing. Tough, was outbid on 6 places, wife getting tired of close apartment living. Poor dog going crazy on a leash all the time. Loaded trailer with implements, drove it and the tractor to my mechanics place for temp storage till next season to try selling again.
3. Wife found a place she liked and would't take no for my answer to pass on it. In this sellers market the seller refused to entertain my and my inspector's work order. Said take it or leave it. She won, we bought it. I am now into it for $20K and still going. Slowly replacing my tools and shop stuff.
4. New place is 3/4 AC so have room to store the tractor so it is coming home next week. It will be handy to do the necessary and our changes to the landscaping, so, will have it one more year. Back to tractor maintenance and finish some of my upgrades. Now have welding equipment again. Picked up a Miller Thunderbolt AC buzz box for starters on arc for $40 at a GS, plan to upgrade to a DC unit as time goes along. Just picked up an OA set at the auction for $125. The two cylinders are almost $500 for new ones. Torch and hose junk but regulators good. Nobody wanted my drill press and band saw so still have those. On my way!

Consensus why I could not get $20K for tractor and implements (worth 35K new): Every body only wanted one or two items at my price but I needed to keep tractor to load stuff as it sold but tractor itself got no bites anyway. 2011 BX has 1500 hours and looks it but runs solid. Everybody said they wanted less than 500 hrs at a bargain basement price or they might as well buy new as they could not finance a used one. So, it might become yard art or find a charity that has a need for it.

Mark and Carl, can I buy some of that stuff back? Just kidding.

When you are ready to donate the tractor find your local therapeutic horse back riding facility. I bet they will be happy to have the tractor!

Quite a story. Some times you just never know what is going to happen. All you can do is roll with the punches and move forward.

I am surprised you have such a sellers real estate market. Where I am you can hardly give a house away - been that way a long time now but we are pretty remote and lag the changes that occur in busier places.

The "Northeast Kingdom" sure is a beautiful place though.

For some reason the high tech industry has attracted a lot of expansion and new starts here in the great PNW in spite of the high state and local taxes, high cost real state, and a less than desirable climate for business. The Tax and Spenders are having a ball seeing how high they can suck the middle man dry and expand the social do good climate. The situation has attracted the homeless from elsewhere to help suck up the social benefits. There is a lot of big money here to fuel the economy also. We just bought this house 2 months ago and our equity has already increased 20% and no end in sight. Where I am we are lower cost bedroom community for Seattle with folks escaping the even higher cost of living in Seattle. A small house I bought in Seattle in 1972 for $20K just sold again for $895K.

The Puget Sound region is for sure changing rapidly. We are on Vashon Island and the influx of new people is amazing. I have lived here pretty much my whole life and have the house my Dad grew up in. Been in the family since 1920. 8+acres. My partner has 11acres so there is no shortage of things to do with the Kubota.
We can only hope those in power have the capacity to handle this growth and expansion. I am not so sure. With the Hirst decision now it will be next to impossible to own and develop land for private use.
If you have the need to kill some scotch broom and black berries, let me know.

I'm quite certain if I paid attention I'd learn a thing or three. :)
