We are reviewing sell of Development Rights or Conservation Easements. Could anyone provide Pros/Cons while keeping your privacy? I was not sure of the Forum. Thank you, Jim

We had no choice when we subdivided our 57 acres into 2 lots and an unbuildable tract. Can't touch a tree in my woods and had to plant 300 trees along our designated trout stream. Inexchange for this the County allowed the subdivision and paid us zip.

Thank you Sam and Mark.

We were going to subdivide a portion into four five acre parcels just before we heard about the possible sale of Development rights. Also we had a friend in OK who put their farm (80 acres) under a Conservation Easement through their State Land Trust.

Our land is over 100 acres with about 980 feet on a river to the South and a hard top to the North. The Nature Conservancy is East of us and two landowners to the West.

Land around us is being broken down into three acre lots, so we would like to retain the land as it is (80 acres forested and 33 acres or so, in crops or open).

I see Mark's point about subdivision bringing government into what had been private in order to receive the permission to divide. And thanks for the link Sam.

I am in Virginia and would like to have sold development rights, I could use the money. My land has been in the family for generations and my kids don't want to sell, so we wouldn't develop it anyway. But they were not interested in buying my rights. My land is well off the main road, so a developer would have a lot to do building a road and utilities to get in to the core 113 acres. The way they figure it, they look at the value of the land as it is, and then fully developed - minus what it costs to actually develop. Mine wasn't worth much. In addition, in Virginia they look at your zoning and other area development. If you are zoned agricultural, as I am, and there is no real development nearby, they figure I'll not be developing my land in the near future anyway.

So, even if you are interested in selling an easement, you may not even have that option.

They are developing all around us with conversion to three - six acre lots about 1400 feet east of our North entrance. Plus we are on the Northwest River.

You are in a great area. We want to visit the Polyface Farm near you, plus I have relatives NE of you near Ball Mountain.

Strange they would judge when development is near you as the intent (I thought) was to stop development as one point plus keep the area in agriculture plus Open Space, Forested and Environmental.

You might be able to sell development rights to the Nature Conservancy and keep your property intact and viable for farm and forest use. I have a friend in Connecticut who has done this with forest land.

Tax payers are revolting at Public Officicals paying someone 1-3 thousand dollars an acre for property just to prevent the property from being developed in the future. Purchasing Development Rights to property by elected officials has raised many an uproar in this weak economy. Tax Payers do not see any return value to anyone other than the property owner.

I'd think long and hard (if you have'nt already) about it. I believe that there is no turning back once done. It is romantic to think that you'll save your little paradise, but how about when all those 3 acre lots full of yuppies are built up all around you and the area that you now love, looks completely different, and the neighbors (that you didn't used to have) don't like the sound that your chickens make, and they stink and get out in their yard once in a while...etc. etc. If you were to retain your develpoment rights, you might be able to sell for double? tripple? and get back to Mayberry RFD where you and I sure want to be!

Wow on some on some of the notes, but all well said and true to a degree.

We have talked to The Nature Conservancy as they own land adjoining us. They are good, but do sell some land they receive in order to buy other land.
Thus a developer could offer TNC other land to get this land.

Selling Development Rights let's one keep the land or sell, but restricted for life. This process saves The city on infrastructure support such as wider roads, related work, sewer, water, fire department and other.

Most of the money comes from Rollback Taxes, closing of a public road fee, and other things I do not know.

I was in the Army 27+ years and only home a few weeks a year the last 18 years. Once I was gone 18 months. Since retiring from the Army, I do work, but weekends on the land and farm are special. I had four heart attacks which is only noted to show how special life has become.

As I work, or walk, I see the beauty to include a large group of wild turkeys I spook (spooked me too!), smelled a bear and other things. Gives one life.

Accepting what is available to preserve this is good. We also receive a large variety of fruit and vegtables that Blessed us and others.

I am outraged by a lot, but this allows relief from the rage. I work hard all week to work hard here on weekends. The last two family Thanksgivings have been out here in the open and under the stars.

I did and do want your thoughts and comments. All are thoughtful and appreciated. They are helping us decide if the program does go through, or another or none.
