I'm new to tractor forum and there is an old (2008) discussion on this question from the "Farming" aspect. I'm wondering if anyone has any experience as a "Landlord". I purchased my first rental propertly last year which is just over an acre. I want to build a horse barn & put the rental property on sewer vs. a septic system so am looking to buy a mini excavator & do the work myself vs. hiring it out. My plan would be to augment my rental income on the real estate by renting out the mini-ex (judiciously) and my 14' dump trailer. Can anyone tell me if the 179 tax deduction would be available for a situation like this? The rental property and my trailer are just in my name, no LLC or S-Corp and I just file standard taxes. I have a couple friends who are accountants but don't really deal much in this area. Any help would be appreciated and thanks for any feedback on how to post better :)
