Here is the proposal I received. I would be interested in any comments/suggestions, in particular, if I am overlooking anything. The price seems good to me. I will be later adding spray-in foam insulation.

32' x 52' x 10' Steel Barn
Poured concrete footers
Block walls
2x6 framed walls w/ 7/16 OSB subsiding
Trusses and gables with 6/12 pitch

12" overhang on eaves and rakes

I found a steel arch truss building 26x50x16 on craigslist for 9 grand 2 years old never erected. There were several others different sizes but also way cheap aso for sale here in alaska when I was looking as well as lots of them around the country. Seems like lotsa folks buy them and never get around to putting them up. Take a look around, I got a cement mixer for my pto which made the concrete ez and while I have heard stories about people putting them up in a weekend I can do a few arches a day doing it solo so it goes fairly quickly. It is rated for 150 mph wind load and came with a 12x12 roll up door, will put a man door on the other end myself. It will make a solid gear shed when I am done for under 10 grand

With concrete? That sounds like a pretty good price to me.
I only have two suggestions. And these will be mentioned by most on here.
I'd bring the building height up to 12 foot and I would put in at least one taller garage door.

Oh lets not forget photos. :D

One other suggestion, maybe go higher with your electric amperage depending on what you plan to do out there. 100amp service is what I did and never regretted it.

You say the concrete floor is not reinforced and that's probably ok depending on what you have inside but make sure it does include visqueen or some type of moisture bearer between the concrete and gravel. If not you'll have a slick and wet floor inside.

Your electrial service needs to be upgraded. You cannot go wrong with a 200 AMP panel.
If you every need to run a well, hot water, HVAC or even a stove for doing powder coating the AMPs will start being used up. Sounds like a great price at face value.

I don't understand if it has block walls or 2X6 walls?

A lot of us will say to upgrade several things, electrical and floor thickness come to mind quickly for me, as well as height and door opening size. You will have to weigh out the additional expense and your finances but bear in the back of your mind that these reccomendations are often coming from our hindsight going, dang, wish I had done X

Also, when you look at upgrades, I would way in seriously how easy it will be to upgrade later.

It will be a pain to change out an electrical panel later, but to add in an extra 2" of concrete just won't happen.

Might be ok but reinforced is better. Everything from my patio to pole barn with floor is reinforced. Pole barn floor was poured in 2002 and there are no cracks across 30 x 45 building.

Electrical service - 200 amp box you will never be sorry for putting in.

Sounds like a great building!

Let me start by saying that I have never priced having buildings built because I always do them myself at my pace as I get the money.

But it sounds high to me. Keep in mind that the more you can do yourself, the more you will save.

For example, the concrete @~4k. If you could finish yourself by renting a power trowel and float, you could do it for about 1k less. Same with the wiring and lighting.

But back to the structure itself. Why the foundation and 2x6 walls and not a conventional pole construction?????

You plan on using metal siding and roofing, what is the need for the OSB???? If you were going vinyl and shingles ok, mut metal:confused:

I agree with the others about upgrading the wiring too. I'd go at least 100amp and would seriously consider 200. If you ever want to run a welder/air compressor/etc later, you will be glad you did. And you need WAY more outlets. And 2k for just the electrical you listed seems way too high to me as well.

When I did the lights and wiring in my 30x50, I have an outlet about every 6' all the way around the garage. I also have about 20 4' flourescent shop lights (the cheap $5 kind). I have a 100A box and did all of the wiring and running service myself and I was still well under the $500 mark. So why are they charging SOOOOO much????? Outlets, recepticals, switches, boxes, etc are like a buck apeice. And a 60A box WITH breakers is well under $100 as well.

Good luck with the build, but I'd shop around a bit if you havent already. Maybe there is a better deal out ther, maybe not???
