I am in North Fl and am looking to build a 24x48x12 pole barn at least. I read on here you do not need a permit if you do not pour concrete is this true ? I am zoned rural open not in a town or anything If I can do this I can build this for about 6000.00 that would be great

Everywhere is different. My property is zoned rural ag. I went with an ag building and did not have to pay for a permit. Definition of an ag building here is no electricity, no lawn mower, no motor vehicles, boats, wood working equipment, etc. that will be stored inside it. If I had went with the other I would have had to pay several hundred dollars and get numerous inspections for the concrete pour, electric, framing, etc. Most counties have the needed information about permits on the county website.

Each town, district, county, etc. has their own zoning and building permit requirements. You should check with your town officials to see if a permit is required.

You need to call your county Building Official (yes, that's a real title), probably in the growth management department of your county. In Florida you can build an ag building without dealing with the building code and inspections but most building officials make you provide a bus load of info and a site plan (can be hand drawn) to qualify for the statutory exemption (I.e., prove you are a farm and that the building supports a farm activity).

I didn't pull one and neither has the 3-4 folks who have built pole barns out here in the past several years. I was told ( or to be exact my wife) that it wasn't needed for what we wanted to do in this county by an inspector who wandered out here a few months ago. Hope he was right!

I'm not sure your thoughts on the cost are correct. I think for the size you are talking about, the materiels will be substantially higher than $6K.

Google for info on your state statutes, agricultural exemptions are usually enacted at the state level. I wouldn't believe anything the building dept tells you, they tried to make my neighbor get a permit even after he showed them the state statute that exempts him. He had to hire an attorney to meet with the building dept to get them to leave him alone.

Most places use the permit system to document that a change occurred so that they can re-assess you. most governments do not miss out on their tax revenue so I am shocked that there are places that you do not need a permit!

man told me Friday he could deliver a 24x48x12 roof with open span trusses and poles (complete open pole barn package ) for 3300.00 he said his materials price has been going down lately if I can get it permited I can pour the concrete for about 1500.00 bringing the total to 4800.00 through in some to pay my helper and maybe rent a bobcat with auger for a day or 2 and walla you have a pole barn for about 6000.00 might even have almost enough to have electric run to it also if all goes well with the Building department mon day should be starting to build sometime the week after
