Help me out fellas, this is my 1st time around on this. I'm having a barn/garage constructed and think I have finalized my specs. Here they are:
30’ x 40’ Garage/ Barn Specifications

1. 4” thick slab with 12” x 12” perimeter beams with rebar Smooth surface (to be painted later by me).
2. 3’ x 8’ covered and walled compressor shed.
3. 3’ sidewalk 40’ long along side nearest house.
4. Plumbing in slab to accommodate sink and toilet.
5. plumbing for electrical service.
6. Red iron bolt up construction.
7. 3/12 pitch roof.
8. Insulated with vinyl backed 3” thick fiberglass insulation.
9. 12’ tall walls All siding and roof to be 26 guage R panels, 30 year warranty
10. Light tan/beige colored side walls. Dark green trim and rain gutters.
11. White colored roof.
12. Rear side to be framed for 10’ x 10’ Roll up type door on south end. (I have one already). Front side (north) framed for 18 x 8 garage door
13. Walk in 48” metal door at walkway with deadbolt lock.
14. Cutout trimmed for window AC unit
15. Full clean up after job is done.

What am I leaving out? What am I going to be kicking myself saying "How stupid- What was I thinking, why did I not include_________???

Kyle sounds nice how large of an area inside are you air conditioning? Will you have any interior walls or doors?
How about windows for light and air?
A frosted or clear roof panel above a work bench area would be nice for light.

Do you have any estimates?

TxDon, I'm trying to keep it simple and cheap. I do have an estimate. Roughly $15/sq ft. without doors.

He'll put in windows if you have them. I don't have any and I'm not sure I want any. I'll have big doors on each end for southerly breeze. Only a small bathroom as far as walls are concerned. He recommended against skylights. Says you'll have to replace them every 5-7 years. The A/C unit is woefully undersize. It was a freebie from work. I'm hoping it might keep it a bit cooler when I need it.

Kyle, you did not mention anything about a moisture barrier in the slab. I would have that put into my specs.

My wife and I built a 60X40 metal bldg and put 800sq' of apt in one end. We have now added on to include about 1300sq'(to accomodate the 2 kids).
Stuff I missed and had to add later:
outside power outlets (put one on each exterior wall)
outside water hydrants (need at least 2)
Other stuff:
Do you have plans for sheds on either side? They are great for keeping stuff "sorta" out of the weather. I put a 15 shed on one side... shoulda done 20' on both sides.
Don't know what the wind is like in your area, but here in E TX the wind is almost always out of the South. My South facing door lets all kinds of stuff blow in when open. /forums/images/graemlins/mad.gif

How about a pit in front of your bay door that you can cover with a metal grill. Like those that they have at the oil changing places.
I am looking to build a garage in the distant future and this is going to be in my plans.
I thought of putting in anchors at the bottom to secure the grill and use it as a tornado shelter also.
I may go with plate steel so nothing flies through the grill spaces.
Just a dream for now, but definately trying to make it a reality.
I like the other suggestions also. I will put those into my ideal plans.

Yes, there will be a moisture barrier in the slab.

Instead of a lean-to, we are going to build another implement shed further back on the property.

Marine1, the deep sump would be nice, however, I'm building over some buried power and water supply lines. I figure if the water lines ever leak, I'll have to re-route them around the barn.

It sure sounds like you have the basics covere. There's a thousand little details that I'm looking forward to seeing when you get started. Things like air supply lines, electrical lines and how you lay it out.

One thing that stands out is your color choices. Not that I have any talent in that department. I had to return my first roll up door for that reason. /forums/images/graemlins/grin.gif

A white roof will reflect heat to a certain degree, and that might be what your after, but it will also jump out at you eveytime you see the building. My mental picture is a giant white roof surrounded by nature.

Just curious about it.

I dont know how cold it gets in your area, but a heating system would be good to think about.. Maybe wood stove, propane, natural gas, etc....

I would recomend getting the measurements and requirements for a lift.. I believe you'd need a 6" slab(in the area of the lift only).. Now would be a good time to take into account where it might go.. If you have the room for a lift, sooner or later, you'll want one.. If the slab is already designed for it, you dont have to cut and dig it up.. /forums/images/graemlins/grin.gif

Also, you may already have it planned out but the guy that built my shop(before I moved in) didnt /forums/images/graemlins/confused.gif... Make sure you have too many electrical and air recepticals... You'll be surprised how the lack of them dictates how you lay out the shop, where you put shelves, tools, storage crips, or whatever...

Just a couple things that gripe me about my place and would have done differently if I was in on the build.. Oh, BTW, I would build it about 2x the size you need.. You'll find that your ideal size always gets small when its done, but you seem to have plans to add on later /forums/images/graemlins/grin.gif, verry smart /forums/images/graemlins/grin.gif... Definitly, keep us posted on your progress with pictures and enjoy... /forums/images/graemlins/grin.gif
