I am wondering if you guys see any issue with having farming property be 30-60 minutes away from where you live.

My wife and I are purchasing a new home and although I have tried to get her to move us way out into the country where property is cheap it simply isn't going to happen. Property where we are at is insane but about 45 minutes away the property costs are about 80% cheaper. For an acre here, I can get 5 up there. The plan at this point is to find a decent house with a polebarn and a couple acres at least that will give me space for a vegetable garden and place to store and work on tractor etc. I would then buy a 40 acre or so parcel out in the country for planting and hunting.

I live 34 miles from my 41 acre farm. Trying to keep up with things that need to be done can be challenging sometimes. Plan to build a house on the farm in a few years.

What type of stuff is tough to keep up with? What do you have on the farm?

I am hoping the vegetable garden and chickens can be at my house. The property will mostly be for hunting and I would like to do a few acres of corn for feed and to try and heat my house with. (Might be dumb idea, but dumb ideas are nothing new to me)

I like the 40 acre idea, im assuming the hunting would be birds. It would be a good vacation/gardening place though it doesn't seem it would really be a farm unless you were to grow some cash crop(s). I'm too fat and lazy to be a farmer, but i know of a few places around that have crops in fields that are probably that far from their farming equipment is stored, but then moving farming equipment 30-40 minutes away is different than me hopping in my car and driving the same duration. From my perspective, i'd really think about the distance as an inconvenience.

A farm and having property in the country are two different things. Having a working farm would be problematic, but having recreational property, not so much.

If you have secure storage for your equipment, it's no big deal, we did it for many years before building a country home. In some states, taxes may be different as well as insurance costs, but it's worth exploring.

I live in "suburban" Washington, DC. About 12 miles from the Washington Monument. I've a 1/4 acre with the LAND alone valued north of $200K. We bought a 2,000 sq ft fully built home w/ pool AND 5,500 square feet of "shops" to retire to in Mississippi (near MIL) WITH 73 acres for about $230K a few years ago. We've also got about another 300 acres of timberland in the area.

My 73 acres in Northern Virginia would be worth millions, maybe 10's of millions.

Many of my former coworkers had bought 20 acre + "farmettes" in western Virginia and West Virginia which they commuted about an hour to almost every weekend, with the eventual plan of retiring to "the land".

Your plan sounds GREAT if SWMBO is happy with it. If SWMBO ain't happy forget about it :)

If your not trying to raise livestock security and crop damage are your main problems. Drop a shipping container on the remote site and you have instant "pretty good" storage.

If you get your 40 acres and a mule you'll probably be on the lookout for more acreage and eventually get there.

I would look for a 40 acre+ spot with a house now before I would buy a couple acres and house. Buy what you want to end up in.

I can envision buying a couple acres now which would be okay, but then a nice 40 acre spot may not be available unless it is far away from your house.

Our budget for a house is around 200k. Land price around here is about $10,000-$15,000 per acre. If you go North about 45 minutes land price is about $1,500-$2000 an acre. Unfortuntely the wife wants to live "around people." Long story short, buying a house around here, and some property outside of town is about my only option.

Another challenge I could see is needing doubles of tools OR transfer tools from one place to the other every time you need to do something. Certainly has been and can be done and very worth the extra hassle to own land in my opinion.
