Has anyone come across a good simple written agreement that includes all the necessities in leasing land for cattle and hay production?

No written agreement here. Just a handshake between friends/neighbors. The neighbor installed a section of barbed wire fence to keep his cows out of my garden and around my house. He maintains this fence. What do I get - his cows keep the grass mowed down so that in the late summer there is much less chance of wildfire spreading across my land.

I have had no leaser to do 1/2 of what was written on paper. but to repair what gets broken and do it like I want. or this way don't like can lock the gate.

Visited central Texas last month. wheat and alfalfa looked good. cattle fat . Must be a good year for the ranchers.

Wow, that PDF link is 132 pages long. I'm looking for something simple. I did read 32 pages before my head started spinning . . .

Ken the handshake is ok when there are just two people involved, but this agreement will have several people involved and everyone needs to be on the same page with no surprises or false expectations.

To answer your question, no I don't have one.

If the deal required one on either side I'd walk. I've let people run horses and cattle on my land at times and currently have a deal where a guy cuts my hay on shares. All done on a handshake.

A couple things to figure out. Who is going to answer the phone/door when they get out and who will be responsible when they are on the road and fly through the windshield of a motorist.

Here is a simple one that I made from the above sources. Suggestions on any additions or changes welcomed.

Pasture Lease Agreement

This lease entered into this ___ day of _____ 2017 between property owner _____________________, and pasture lessee, _______________ for the purpose of raising livestock and/or hay production.

Term:

The term of this lease shall be on an annual bases commencing on January 1, 2018 and to be prepaid each January, continuing until written notice of termination is given by either party to the other at least thirty days in advance, or a mutually agreed end date.

The Lessee agrees:

1. Not to pasture livestock that continue to break through fences. Should any animal found outside the perimeter of the property on at least three occasions the property owner may request its removal.
2. Not to assign any rights, including hunting or duties or sublease under this lease without written consent of the property owner.
3. That any expenses without prior approved by the property owner will be the responsibility of the lessee.
4. Furnish labor for repair of fences and livestock loading and un-loading facilities.
5. Return stray animals to pasture.
7. To move, remove or bury dead livestock.
8. To carry liability insurance.

The property owner agrees:
1. To furnish materials for repair of fences and livestock loading and unloading facilities. Any portion of the perimeter fence deemed not repairable by both parties will be replaced by the owner.
2. To reimburse rental monies to lessee for time not used, in the event that the lease is terminated before the end of the pre-paid lease period.

Both property owner and lessee agree:
1. Neither party hereto shall pledge the credit of the other party hereto for any purpose whatsoever without the consent of the other party. Neither party shall be responsible for the debts or liabilities incurred or for damages caused by the other party.

Payment:
Lessee agrees to pay ________________ dollars per acre per year for the use of the property described above annually beginning January 1, 2018. Payment due on or before January 10 of each year.
