I first looked at your photos without noticing your location. I thought, "Wow! That looks like postoaks in Texas."
Duh!!! I just noticed your location in your profile. /forums/images/graemlins/smile.gif /forums/images/graemlins/cool.gif I also noticed what looks like water through the trees. Sure enough, your profile says you are on a lake. Finally, your window trim looks like it was done by the same builder who did my house. You don't live close to me do you? /forums/images/graemlins/grin.gif

Hey there jinman.... well, I guess you can say that we're not too far away... relatively speaking...
The lake in the background is Lake Fork... I'm on the north side of the lake in Wood county in an area called White Oak Branch. Most of the area that you see in the pics is leaseback... as nobody but the Sabine River Authority can own the land immediately (within 300' or 9' in elevation) surrounding the lake...
You should be fortunate that we do not have a common builder. He bailed on me before completing the punch list and now we're trying to get a few things taken care of on our own. I've got a few projects in the yard that I've already snapped pics for (the before set)... I'll share them as we go...

Wow! Still sounds like the same guy. /forums/images/graemlins/laugh.gif /forums/images/graemlins/laugh.gif My contractor tried to "jack up" his price at closing by $22k. I was nice to him and after negotiation I paid "cost" so he really made very little or next to nothing on my job. I did a lot of the finish work and I'm still doing my yard and basement gameroom. I just feel lucky to be moved in and comfortable with my shirt still on my back. /forums/images/graemlins/grin.gif
I have a brother who has property on Lake Bob Sandlin, so I get out to your part of the country now and then. Good luck with your new house.

I feel sorry for people who get taken in by a shady contractor and it happens too often. Some younger fellow bought the lot next to me and is having a new house built, I was a carpenter by trade for over 30 years and can see a number of shortcuts his builder is taking. His house DOES pass inspection BUT I am glad it's not going to be mine. My new neighbor is a police officer and told me he knows nothing about construction and I am grateful he hasn't asked for my opinion.
BTW, my wife's brothers and I built an addition onto our existing house that is larger than the new house going up next door. No way could we have afforded to hire someone to do it for us.

Nice pics. TC, your place looks and sounds a lot like mine. It's a few miles to the south of yours on Lake Athens. I own 13 acres, but have 5 acres of leaseback next to the water. All heavily wooded, so we can't see the water from the house, unfortunately. Right now it's just a weekend place but someday.........

8NTX.... this is also our weekend place for now... we live in Denton cty... but get out there all we can..... I've got 267' of water line.... and it's a couple hundred feet to get there.... but it's a delightful walk now that I've cleaned up the brush and thinned it out a bit....
