I’ve managed residential rentals for decades and paint is always a factor.

It’s been a few years since oil enamels have been outlawed in California with the exception of quarts.

Sherwin Williams sells no oil and my goto Kelly Moore closed it’s doors nationwide.

Much of the housing stock dates from the 1920’s through the 1940’s with oil kitchens, bath and trim.

The conversion to latex is kicking my butt with the scuff sanding which is questionable with old finishes to oil primers and the latex top coats which are fine for walls but less than ideal for painted cabinets… etc.

I’m curious how you guys are dealing with the phase out of oil enamels going over old work…

I had a 5k bid from a painting contractor for a simple small bungalow kitchen with painted cabinets…

I’ve also seen the mess when a well meaning tenant paints latex over oil and it all peels…

Emerald Paint at Sherwin Williams is supposed to be fine when painted over Oil Based Paints. I've used it on cabinets that where finished in oil without any issues. I've also used it on stained cabinets with unknown clear finishes that also came out good. I've only been using it since the Lockdown, when I couldn't find oil based paints around here. Now I tell my clients that they have a choice, oil that will smell so bad that they will have to stay at a hotel, or Emerald, which doesn't have any odor. 3 of the last four went with Emerald.

Emerald is urethane which I know is used a lot for floors but I have never tried it.

After your post I went to Sherwin Williams where I use to have an account and the suggestion was an expensive primer so I bought a quart for $25

Have you looked at "no sand" / paint deglossers to see if they will create enough bond between the two different types of paint? I've used it to etch gloss paint so the next layer of paint will stick.

My painter use some sort of oil based enamel for wood trim. It’s stinky and takes a couple days to fully dry. I think it’s Benjamin and Moore. Bought at the local paint supply store.

It may be California having restrictions…

Used Emerald turning over a house for new renter.

Time will tell how well it holds up but two paint contractors are fans going over old oil.

It cost more and at least with conversion I can no longer get away with a single coat like I did with the old oils…

Keep us updated on the Emerald. I've been using it with good results, but I'm always interested hearing how it works for others, and if it lasts over time.

What about shellac based primers. There is a synthetic version out (zinser bin synthetic) that we're trying at the moment, with latex over. This is for an older cabinet (1928) with oil on part of it, unsealed stain on the rest.
