Here is my story;
As I approach retirement, my plans include returning to a rural home and owning some acreage. I gre up on a farm but my adult working life required me to live in town in a subdivision. I spread the word that I wanted to buy some land and my good friend and local CASE IH dealer owner told me of 50 acres that he had heard was for sale. I researched the property and made an offer. The seller led me to believe that my offer was well-received, so I thought farm ownership was at hand. During the same time, I found a 2007 NH TC55DA with FEL, EHSS, Canopy, Fluid in Tires, 6' Box Blade, and 6' Rotary Cutter with only 144 hours (it was still in warranty) for sale. I researched all your knowledge on this site and bought the tractor, knowing that I would soon need it on the farm. Unfortunately, soon thereafter, the landowner decided that he wanted significantly more than the appraisal and refused my offer. So, I have a super nice tractor stored in a friend's farm shed. I hate to continue to impose on him for storage, so I'll sell the machine.

Would it be better to wait until Spring to offer the tractor for sale? I don't want to put it on eBay of Craigslist. I think making the sale known on this forum exposes it to much more knowledgable users. Also, I'm kind of new to these forums, and you can try contacting me with a PM, but I may not know how to return a message. I'm in western Kentucky (Murray, KY) near the southern border with Tennessee. Sorry for the sob story! I've become pretty frustrated with my search for land. I've found that even in a rural area like where I live, small parcels of acreage are hard to find. I've been looking for over a year. In this area, most 'farmland' is truly farmland - rowcropped by super large landowners with nothing for sale. Since I'm not a farmer, property like that would do me little good (plus, it is mighty expensive!). I'm more into small parcels like I tried to purchase which are too wooded or hilly to efficiently farm.

I'm not desperate to sell my tractor, rather I'm more concerned with the imposition on my friend who's storing it for me. If the machine sells and I find property in a year, I'll just start looking for another tractor.

I'll probably make one more offer on my land a little later in the winter. Cold, gloomy weather might be just the ticket to convince him to sell!

Pay your friend for storage or rent a storage building untill you find a piece of property.

Don't give up.

I remember a house I bought from a retired couple 20 years ago. Times sort of like today, the real estate market had taken a big hit and the property they had turned down $230k on a few weeks earlier had fallen to $190k, which I offered. By the time the paperwork was done the highest appraisal the bank could get was $180k.

I knew they were disappointed, but they took the deal. They had an RV, wanted to travel, and didn't want to wait until they were too old.

A cold gloomy winter and a little more economic distress might make your offer more attractive....

Land values are changing by the minute. So is the surplus. You might need to loosen up on the location a little, but I'm finding that there's a lot more land available.

Two things I've learned in life:
Money will always spend.
and
There's always a better deal.

We had several homes in the city and looked for the better part of eight years to find a piece of land. We bought a twenty five acre parcel several miles from town. A beautiful site for a house which we built on a hillside over looking a pond and woods. A few years later the neighbor decided to sell an adjacent thirty wooded acres and we just beat the signing to a real estate firm. They continue to use the woods like it was their own ( my buying point ) without upkeep and the expensive taxes. I'm in the process of making a better trail system and select cutting hardwoods for future growth.
I can't think of a better tractor than our tc 55. It has a bradco backhoe, loader, power landscaper, box blade, rear blade, flail mower, forks, and a man lift.
Keep looking for the land and like you say if you get an opportunity to sell the tractor without a huge loss.. they will build more.

Scott,
Sit down with your friend and explain how you feel. Ask for his opinion. You may find that your concern is unwarrented. You may also be able to go over and use your tractor to help him with projects he has to help offset your feelings of taking advantage of your friendship. I can tell you, that if we had a friend in your situation, storing the tractor would not be an inconvience and help on the farm is always appreciated.

If possible, I say keep the tractor and keep looking for another piece to purchase. We have had our land for 25 years and wouldn't trade it for anything...except maybe a larger and better piece.
