Hi I was wondering how cheaply I could have a detached garage built. Im trying to put my first (mobile) home together on a shoestring budget, you may remember my past threads. Well I decided to sell off some acreage I own to raise some cash. Not enough cash to avoid getting a mobile home, but enough perhaps for a detached garage, or so we'll see...

I was originally looking at carports, but I can't seem to find any I like, and I may have enough for a garage. I cannot build it myself, so I'm looking for an installed price, on a slab. Im in central Florida, near Ocala. I was thinking about something 500-600sf, two roll-up doors, and 1 access door, 9 or 10ft eaves, on a slab, installed. I wanted a metal roof using the same material as the one on my proposed mobile, with a metal roofover. Thoughts on steel vs pole barn? I am not interested in those cheap looking carports you see for $795, and it looks like some people are just putting siding on it and calling it a garage? I just didn't want it to be a POS or anything, need something decent but thrifty. What construction should I go with, and what should I expect to pay? Thanks! :)

Around here 6,000 gets you a 25'x25' carport style garage w/out any windows, or a "front" on it. That's installed price, no slab, and no front or doors.

I'd imagine adding a front w/2 doors, and an access door would increase the price 2000 or so.

Add in the prep work for the slab, and concrete work itself, (based on your area), and then add insulation,electrical,etc if you want to do that.

It could probably be done for 10-15k but also for 20-50k.

It all depends how complete you want it, and what 'options'.

Not sure I can help you much. Down there you should be fine with a 6" slab and if you have flat sand you probably don't need much, if any ground work done, that'll save you. Around here if you want to save money you use rough cut lumber but not all areas can do so, zoning, codes, and some insurers don't like it.

I think your best bet would be to talk to your neighbors and find out if they know anyone. What you're looking for shouldn't be hard to build so a local handyman (as long as he has help) or small contractor can do the work. If you get prices for steel they may want to slab done by someone else. You can call your local cement plant, tell them what you're trying to do, and since they deal with all the contractors around you they should be able to give you a name or two.

Could you help a contractor do the work? If so you may be able to save a little money. Often times one man can do most of the work and just needs a hand here or there (no skill required).

I would suggest that you size garage, width and adequate height, to put two 10'w x 8'h garage doors. Have the garage door company trade out the single button transmitters for a two or three button transmitter and you can run either door with one transmitter, plus one wireless keypad can open either door. If you can go to an injected steel garage door you will have more strength and better insulation.

I have a Morton Building. I would call them. They are not high pressure or slimeball types. But...don't look for a bargain. They probably build the single best pole building out there but you pay for the quality. They won't cut corners. And they are exceptional on service.

That said, I plan a new building at my farm but for what I want, Id like something like Scrivy did only 24 by 24 and I want old fashioned oak barn boards. Not sure where to start looking for a guy to build it. I also want gravel floor.

I did this one which has 30X 30 main shop with 8x10 bathroom on the left side, 12 foot wing walls on each side for $25,500 a couple of years ago. I built it prior to building my house so I could store my tractor and other stuff there and get out of the rented storage building business. It is completely insulated walls and ceiling, interior walls and ceiling is sealed with 3/8" plywood and has full 100 Amp electrical service, receptacles every 8 feet on every wall, lights (about 10 of them), insulated 16 foot and 10 foot roll up doors (16 foot has garage door opener. Price did not include hook up to sewers for the bathroom, nor the crushed slate for the driveways. . It has concrete slab everwhere except open sheds. Roof is 22 gauge galvalume steel and it is made of 2x4 construction walls 9 feet high with one course of CMU blocks around the perimeter to give me 9 feet 8" ceiling height. The middle portion of the attic is also floored for extra storage which provides a 12 x 30 attic space.

I purchased a Cleary Building which they erected on my site. It is 36 x 64 so the price probably isn't much help to you.

However, my cousin had a building done just this past year and he went a different route which might be worth it to you.

He purchased a kit from Menards and hired a local carpenter to put it together. I'm not exactly sure what he paid, but he tells me it saved him a lot of money.

Just a thought that hopefully will give you some more options.
