Garage or outbuilding and retaining wall

I have a dilemma. My new home has a walkout basement with an attached garage (for simplicity purposes, picture a big rectangle with the garage on the 礎ottom (west) short edge). The garage level is 11 higher than the walkout level (on the long north é¼*eft edge).

I also have a need for a storage building. I have two options. Option one would be to build a separate building (I知 thinking 40x60? at lower level grade somewhere else on the property. Option two would be to build a garage sitting at an 銑 to the house, just west of the garage, set back a bit.

If I were to go with the second option, I could establish a concrete wall in the middle of it to serve as a massive retaining wall for the apron area outside the both garages, thus saving me the cost of a truly massive retaining wall.

Of course, this option is slightly complex. Check out the attached crude drawing. Would you guys think this idea crazy? I壇 end up with another 3 or 4 car garage on the upper level and end up with a lower level that I could use as a workshop or just additional storage. To support the floor in the back of the upper area of the garage, I壇 use the Litedeck product at About Lite-Deck ICF Floor, Roof, Deck and Walls!. I壇 likely build all of the walls out of ICF, just like the house was.

Under Option One, I壇 be out the cost of a 40x60 building and the cost of a fairly complex retaining wall (one quote (granted I need more) was $30K?ikes).

Under Option Two, I壇 have a pretty cool two-story garage, but arguably less space. I壇 also have much less need for a retaining wall since I could feather the dirt back perhaps 40 on the west side of the garage to keep things easily mowable and less of a hazard.

Under either option, I壇 have to place a retaining wall at the back of the house in the west corner.

whats cost issue like

the 2 story version is complex and expensive, from the standpoint of the concrete involved and a non-slab-over-grade garage floor.

if you figure 24' deep garage, then your looking at a 12' span. for a wood product to carry garage floor load, your at the limit. (from my previous truss industry job, a 12" OC double TC 24" deep truss was spec'd out for about that span givin a 1.5" light weight concrete floor. but the design loads are tricky, the concrete is an addtional 12.5psf DL and the LL (50psf basic) for the vehicals gets complicated with various point loads (a 2000lb load in 20sq inches and (seperate load case of) 1500lbs per wheel)

on the other hand, a pole barn on some retlivly flat section somplace else would be significantly less expensive (in price per sq foot)

Skip the interior concrete wall in the lower level of the garage & use precast concrete for upper level floor. MikeD74T
