I am in the process of buying a commercial building for my wife's business. I have not owned commercial property before. I need to get insurance on this building, but I don't seem to be getting much traction from local agents. Examples:

* One agency told me that all their underwriters were at a conference and couldn't get back to me until next week. OOOK.

* 2 agencies said that they only wrote business policies for folks who had other insurance with them.

* 1 agency took my info, and said they would get back to me tommorrow. I guess that's ok, but they didn't sound too enthuasitic. And I have other insurance with them.

Is there something I'm missing here? I'd really like to get a couple of qoutes to compare, but it doesn't seem like agents care to qoute to a small business. What do you guys do? Any suggestions?

Try to find a agent the sells "Auto-Owners" Insurance. They can take care of your business/commercial needs. Ken Sweet

It 's hard to beleive that they aren't more agressive than that . I will tell you with my store buiding and property , the companies underwriter has been here three or four times in the past 15 years inspecting and questioning . I am glad too . I have no problem with my agent , but all businesses have different liabilities and situations . When a underwriter comes in asking how or why you do this , and documents it , I feel like a lot of gray areas are now black and white . I build a lot of hydraulic hoses , he knows my policies and procedures , he knows I have a file readily available of my MSDS sheets , he knows I have more fire extinguishers than required . The underwriters have also made minor suggestions . I am insured with Country Financial , Bloomington , Il . I beleive they are in business in more than 40 states .

I have no complaints and the rates are decent. The address my bills go to is in Lansing. If you get those kind of answers keep calling around, you will find the right person that wants your business. I have had my policy for eight years or so, and things may be different today, but it was a no big deal transaction when I set the policy up to cover the business and the building, just a discussion on the value I needed to insure and what kind of coverage I needed.

I see you are also in Michigan. My business insurance is through my independent insurance agent down the road and is through Auto-Owners as Ken suggested. I have no complaints and the rates are decent. The address my bills go to is in Lansing. If you get those kind of answers keep calling around, you will find the right person that wants your business. After looking up Auto Owner's insurance, I found that is same agency that is supposed to get back to me. They sell insurance from a number of companies

Also, look for agents who have initials after their names such as CPCU, CIC, and/or ARM. It means they've spent a lot of time being better educated and prepared.
