Most of you know that my wife and I have been planning on purchasing property in the country that we can we build our "compound" on once I retire.

Well, the retirement is just 2 years away, so we've started actively searching for suitable property within a reasonable driving distance of our home town.

We actually stumbled on a farm with 40 acres just about 20 minutes south of where we are right now. We've not been able to get in to see the place yet, but our realtor is working on it. What we would do is sub divide the property into 1 acre and 5 acre parcels and sell those off while we build our compound on our "select" acreage. That should help pay the bills and taxes fairly well.


This first picture is approaching the place from the west. The house was remodeled about 3 years ago, and a family room/all season porch was added about 2 years ago.

Here's another picture as you approach from the west. It shows the house a little better, and you can see the room addition on the north end.

This is a picture of the east side of the of the home and the main driveway. The open shed at the end of the drive does not have any doors, so it can't be closed to the weather. It appears that the owners use it as their garage.

This is the last picture, which shows the the three biggest silos on the farm. Apparently the owner rents these out to local farmers. It's also my understanding that he doesn't farm the properrty himself, he leases the acreage out to local farmers. He sold off another 40 acres a few years ago, and is now ready to let the last 40 go.

This looks like a nice place. However, you may want to verify that you can subdivide the property, and whether there are any building rights attached to it as well. Depending on the county and location, (and whether the land is zoned A1-EX) it may take a while to get things past the zoning board.

If you are really into golf use the whole forty acres and make yourself a nice par 3 course. I just hate the idea of subdivision. /forums/images/graemlins/crazy.gif
