Right...that stuff will fry you... um hum....I have been a ham around hundreds of watts of RF nearly every day for the last 50 years. I don't have brain cancer yet. Best turn off that wi-fi router with its 500 milliwatt transmitter. About 1/2 a watt guys. And yes might not want it up by my pillow all night every night but in the next room it is perfectly safe, and that cell tower up 300 foot in the air and a few hundred foot down range is also perfectly safe. My transmitter power levels are many times more powerful and much closer to me, and I still meet RF exposure guidelines. I would have ZERO worry about the emissions from a cell tower. ZERO. While there may be 20 or 30 cells running at the same time, most of them will be running less than a watt each. You probably have more to worry about standing right up next to your old leaky microwave oven than a cell tower. The earth isn't flat either.

By the way, you will get a lot more radiated microwave energy from that tower 3 miles away than one up next to your house. A LOT MORE.

Is that on account of downtilt antennas?

The scary theme of that video is that it hurts girls more then boys, and will (apparently) only show up two generations later, on account of chromosome damage. IF there is any truth to that, we are in deep, deep trouble.

I saw (on Youtube) some garlic bread raised to the limits of the atmosphere in a balloon and indeed saw (Proof Positive) that the earth is FLAT!

$1000 month is minimum these days. Also make sure they pay property tax for that area, because some areas will increase your tax for the commercial usage.
Usually they want 30+ yr leases, with 5 yr renewals, put in a clause to increase rent x% each renewal. You also want more money if they add other providers to the tower later.
Also get in writing they will dismantal the tower if they don't renew the lease. They might also want right of way, for fiber,etc. Negotiate that also in addition.

Our church has a cell tower, you will get all kinds of scam letters from companies trying to steal your income. Some have posed as "partners" with the tower company. They call and say one thing, then send you documents that if you sign them, turns over the income to them. Be very careful.

Bell put a cell tower across from our cottage on the neighbor's property, way up on the hill. It gave us cell phone service where we had none before. However, the locals and the local counselors made them use a tower that looked exactly like a tree. So all we see is just a fairly tall tree sticking up higher than the other trees. Looks nice.

I'm being approached by a company saying they're interested in 'leasing' a 100x100 foot area on my property for a telecommunications tower. Understandable, as I have a very nice, scenic view from my country house, and I'll bet they'd want to be there on the same tall hill as my house.

In the letter, they're offering $250/month with a five year lease and they pay all utilities and insurance.

My work associate said I shouldn't even think of not asking for more money, but I'm not sure about how unsightly the tower would be, or how disruptive it would be for workmen to be accessing it on my quiet mountain getaway.

I learn a lot on this site, and I was wondering if anyone had any good thoughts to add to the subject. Thanks.

Going price out here is about $1500 a month.

BELL installed a new 300' guyed tower about three miles away. I can just see the light at the top, but when installed the flashing LED obstruction lighting lit up my bedroom wall. The tower guys said that is how it was specified. I spoke with the local building department and they made BELL switch it to RED at night. Some towers I see have the white flashing light all night. In snow or mist, it lights up the whole area. I don't know why or how people put up with it.

This ^^^ is a big issue to consider.

We are one mile from a cell tower and since we are on a hill we look almost directly at the red beacon light on the tower. Tis not a big deal.

A few years ago, work was done on a big radio tower that is about 5 miles away. They worked on/added a white light on that tower and it lit up the sky at OUR house. This was really bad if there was low clouds which reflected the light. People closer to the light were really impacted. It was unreal at our house, it must have been like daylight at houses closer to that radio tower. Eventually, the tower light was dimmed and it is no longer and issue but it was something before they turned it down. Not sure I would have believed a tower light, that far away, could light up the area as it did, if I had not seen it for myself.

I used to think I wanted a cell tower on my place for income, but not now. Nearest one now is about a mile away, Verizon, which I don't use. Fortunately, it doesn't bother our place. We can only see the light through trees.
