This is the first Day the Property was really mine. I took a crazy chance to get a head start on my project. I was assured that I would be the owner, but it would have been a lot of work for the next person if someone else got it.

What has been great so far is that my 3 sons have all gotten involved. The oldest is more than qualified to do any of this work. The middle son has never expressed any interest. Now he is fired up. The youngest always was going to need to make a lot of money to pay someone, but after I renovated his 1927 Bathroom and saved him 15-25K he is a believer in doing it yourself.

New Metal Roof in February. We have done other metal roofs on sheds etc.. but I want this done right and fast. We are adding porches on the front and rear.

I have tackled what I believe to be the hardest fixes. I have a few other areas of concern with the floor at the front door. The patio door joists needed to be resolved prior to the new roof. I hope to have the replacement studs installed later this week. Then evaluate the front door.
I am going to replace the plumbing with PEX. ($500)
Tankless Electric HWH ($700)
All the bathrooms to be remodeled. (2K)
The HVAC is going to a 3 Zone 27000 Mini Split System that I can install. (4K)
New flooring. (2.5-3K)
Kitchen (2-3K)
Outdoor Shower
Hardscape
I think for 20K plus roofing/porches (8K)
I can be all in with the property for about $40 including improvements.
Add the other lot in with the boat slip and I will have about 65K invested.
It might be usable early next year, not complete but heading in the right direction.
