I personally wouldn't like the idea of people being in and out of my property for RV / Boat storage, but given your location I can see that as a very lucrative business - also worth a premium rate.

I enjoy cutting grass, so that would be a no brainer for me. Get a few homeowners on board, do quality work, and you'll have as much work as you want in no time. I have been declining new mowing work for several years because I insist on remaining solo and it's a retirement hobby for me.
We've talked about this as an option. We have all the equipment needed to do a full scope landscaping and lawn service.

If the housing project gets started, try to get your road frontage rezoned to lite commercial and sell it for BIG dollars. Then leave that mess behind you and...

Thanks everyone for your input. One of the current front-runner ideas is to put in a lumber and building materials yard. We have the space for it and there are no lumber yards within about 15 miles of the property. My cousin and her husband started a lumber yard in a growing part of Missouri when the building boom started there 15 years or so ago. They still own the real estate and lease it back to the current operator of the yard. They're doing quite well for themselves.

No reason not to have RV storage and ice on the same site. It's not zoned commercial yet. Our local authority will require some of this but it's not too onerous.
all depends on how deep your pockets/line of credit goes. It can be a long time between moving the first shovel of dirt and actually getting money in hand.

Permitting alone can very easily take 6 months. Then construction, then getting operating, then profitable operation.

I suggested boat/rv or Ice, primarily because they are relatively low cost, low labor business's, and I didn't get the impression OP wanted to become a commercial developer or relailer.

Permitting and inspection are 2 of our cripplers right now. Both processes take time and people getting a check from someone else have little respect for your time and money.
Been helping a friend with his project. Curb and gutter plan was changed 4 times by county, sediment control 3 times. He’s out of pocket 1.4 M at this point, 1 year and 5 months since renovations started. Opening was scheduled for May and now hoping, hoping for Mid July. Zoning was all done prior to purchase.

As @paulsharvey correctly detected, I’m not looking to be a small time retailer. Nothing wrong with that but I’m thinking bigger.
